Terms & Conditions

Version 1.4 — Effective 2026

1. Agreement

These Terms & Conditions (“Terms”) govern your purchase and use of LumoExteriors services and memberships (“Services”). By purchasing, scheduling, or allowing Services to be performed, you agree to these Terms.

2. Services & Scope

LumoExteriors provides seasonal exterior home maintenance services. The specific services included, service frequency, and any exclusions are defined by the membership or service package you select at the time of purchase (“Plan Details”).

Services are limited to the areas that are safely accessible and reasonably serviceable. Any work outside the Plan Details is not included and will require a separate quote and written approval prior to service being rendered.

3. Scheduling & Access

Service dates are scheduled based on seasonality, weather, route efficiency, and availability. Exact dates and times are not guaranteed.

You agree to provide safe access to the property and service areas on the scheduled date, including unlocking gates and securing pets. If access is not available, the visit may be skipped or rescheduled.

4. Weather & Safety

Services may be delayed, rescheduled, or modified due to weather, unsafe conditions, or other circumstances beyond our control.

We may decline or stop work if conditions are unsafe, including but not limited to icy surfaces, high winds, electrical hazards, unstable ground, or aggressive animals.

5. Pricing, Taxes, and Payments

Prices are based on the selected plan and the information provided at signup. If property conditions materially differ from what was represented (e.g., unusually heavy buildup, blocked access, or additional structures), we may propose an adjusted price or a separate quote.

Payment is due as stated at checkout or on the invoice. You authorize LumoExteriors to charge the payment method on file for recurring payments (if applicable).

Late payments may result in paused service until the account is brought current.

6. Membership Term, Cancellation, and True-Up

Memberships are annual service agreements. Monthly payments are offered as a convenience and do not convert the membership into a month-to-month plan.

If you cancel after any service visit has occurred, your account will be “trued up” to reflect the value of services already delivered at our standard, non-member rates, minus payments already made. Any remaining unpaid balance is due immediately upon cancellation.

Cancellation stops future services after the cancellation effective date.

7. Rescheduling, Skipped Visits, and Service Limitations

If a visit must be rescheduled due to access issues, unsafe conditions, weather, or customer request, we will make reasonable efforts to complete the service within the applicable season.

A reschedule fee may be applied when rescheduling is required due to conditions within your control and outside of ours, including but not limited to blocked access, unsecured pets, or failure to prepare the service area.

If a service cannot be completed due to circumstances beyond the control of LumoExteriors, our customers, and our contractors, including but not limited to weather events, municipal restrictions, or other force majeure events, we will make reasonable efforts to reschedule the service within the applicable season.

Unused services within a calendar year are not refundable.

8. Property Condition & Customer Responsibilities

You are responsible for:

  • Marking or disclosing hidden hazards (e.g., irrigation lines, fragile landscaping, low-voltage wiring)
  • Removing personal items that may obstruct service areas
  • Maintaining safe conditions for our team

You agree to notify us of any known property conditions that could affect service.

9. Damage Claims

If you believe damage occurred as a direct result of our Services, you must notify us within forty-eight (48) hours of the service date and provide reasonable documentation, including photographs and a description of the alleged damage.

We are not responsible for:

  • Pre-existing damage
  • Normal wear and tear
  • Damage caused by hidden or undisclosed hazards
  • Damage resulting from conditions outside our control

Our liability is limited to the cost of the specific service visit at issue.

10. Warranty / No Guarantee of Outcomes

We will perform Services in a professional and workmanlike manner. Because outcomes can depend on weather, material conditions, and prior maintenance, we do not guarantee specific results.

11. Communications & SMS Messaging

By providing your phone number and/or email address, you agree that LumoExteriors may contact you using the information you provide for service-related purposes, including but not limited to quotes and estimates, appointment scheduling, service reminders, project updates, before-and-after documentation notifications, membership and account notices, customer support communications, and billing or payment notifications.

SMS/Text Messaging Consent

If you voluntarily opt in to receive text messages from LumoExteriors, you expressly consent to receive SMS and MMS messages at the mobile number you provide. These messages may include appointment confirmations, scheduling updates, service reminders, project notifications, account information, customer support communications, and other service-related messages.

Message frequency varies based on your interactions with LumoExteriors and the services you request. Message and data rates may apply.

You may opt out of receiving text messages at any time by replying STOP to any message. After opting out, you may receive a final confirmation message confirming your opt-out request. For assistance, reply HELP or contact us directly at 1-877-315-5866.

Consent to receive text messages is not required as a condition of purchasing any goods or services from LumoExteriors.

Marketing Communications

If you separately and expressly opt in to receive marketing or promotional communications, LumoExteriors may send you promotional offers, discounts, referral opportunities, company news, or other marketing content. You may opt out of marketing messages at any time by replying STOP.

SMS Privacy

LumoExteriors does not sell, rent, share, transfer, or disclose mobile phone numbers, SMS consent records, or SMS opt-in information to third parties or affiliates for marketing or promotional purposes. Mobile information will be used solely for the purposes described in these Terms and in accordance with our Privacy Policy.

12. Changes to Plans or Terms

We may update Services, pricing, or these Terms from time to time. Changes will apply prospectively. If you have an active membership, we will provide notice of material changes.

13. Termination for Cause

We may suspend or terminate service for non-payment, repeated access issues, unsafe conditions, abusive behavior, or other material breach of these Terms.

14. Dispute Resolution

If a dispute arises, you agree to first contact us to attempt to resolve it informally. If unresolved, any claim will be brought in the appropriate state or local courts with jurisdiction.

15. Severability

If any provision of these Terms is found unenforceable, the remaining provisions will remain in effect.

16. Entire Agreement

These Terms, together with your Plan Details and any written estimates, proposals, work orders, invoices, and approved change orders, constitute the entire agreement between you and LumoExteriors regarding the Services.

Checkout Acceptance Language

By completing your purchase, you acknowledge that you have read and agree to the LumoExteriors Terms & Conditions. Your membership is billed monthly (starting-at range based on home size and plan selected). Your quote is subject to a 24-hour review period. No charge is applied until your plan is approved.
